Housing · Selling

Your orders have a date. Your home needs a plan.

Start with timing, realistic proceeds and a workable handoff. You can ask about a sale before you have decided to list.

Four decisions to make early

  1. Pick the dates that matter

Write down pack-out, departure, temporary lodging needs and the latest workable closing date. Talk through a backup if the sale takes longer.

  2. Compare a sale with keeping the home

Request property-specific sale comparisons and a rental assessment. Include repairs, closing expenses, loan payoff, carrying costs and property management.

  3. Choose the preparation that earns its place

Walk through condition, documentation and presentation before spending on updates. Separate necessary repairs from optional projects and agree a budget.

  4. Plan for an out-of-area closing

Confirm document-signing arrangements, property access, final condition, utilities and key delivery with the professionals handling your transaction. Verify payment instructions through a known contact.

Ask for a written net estimate

A likely sale price is not the amount you take away. Request an estimate that shows mortgage and other lien payoffs, negotiated service costs, escrow and title items, repairs or credits, taxes and other closing adjustments. Costs depend on the property and transaction.

Useful information for the first conversation

  • Your property address and approximate departure window.
  • Any fixed loan payoff, HOA or assessment information you already have.
  • Known repairs, permits, warranties and updates.
  • Whether the home is occupied and how showings could work.
  • What matters most: timing, certainty, proceeds or flexibility.

Talk through one decision

Ask Kinna about your timing, what to prepare or whether a comparison would help. You do not need to complete a property questionnaire first.
